The False Creek South Community Housing Trust (FCS CHT) is a community-founded, community-based organization created to deliver and sustain affordable housing and non-profit facilities to both enhance the False Creek South neighbourhood and benefit residents of the City of Vancouver.

Rationale:

  • The City of Vancouver is facing a growing crisis of housing unaffordablility and therefore housing insecurity.
  • A housing trust’s mandate, its raison d’etre, is to separate land from the market land valuation, thereby providing housing that is more affordable from market assessed value and providing housing security for the residents.
  • The FCS CHT is a community response to the crisis, and resulted from years of resident engagement and planning for the future of the neighbourhood.
  • Its purpose is to protect and amplify the existing recognized livability and affordability of the FCS neighbourhood, that of a mixed-income and mixed-tenure community of co-ops, stratas, non-profit and market rental along with commercial units through additional housing for the City’s workforce, seniors, the disabled, as well as for the homeless and those at risk.
  • By using social finance and non-profit development solutions, the FCS CHT will deliver housing in False Creek South that remains affordable over the trust’s long-term stewardship.
  • The CHT’s bottom-up origin and mandate for affordability in housing goes a long way to ensuring neighbourhood acceptance and support for new density.
  • An October 2021 motion of Vancouver’s City Council “supports the goal of working with the non-profit sector to develop and deliver all forms of housing tenure on the False Creek South site with the aim of maximizing and deepening it over time…”
